Anna Maria Island is north of all the Keys, west of Bradenton on the mainland. It is one of the locals best kept secrets since most visitors know about Sarasota and Siesta Key before they find out about Anna Maria Island. In all three cities of Holmes Beach, Bradenton Beach and Anna Maria, then all have many local amenities like restaurants and shops. The island is steeped in tropical nature, lush scenery and wildlife, as well as stunning beaches. Great for young family life, there are good schools, team sports leagues, art groups, and more. There is a sense of a close knit, small town community. For larger amenities, as well as the public high school, residents can quickly access all that the bigger city of Bradenton has to offer.

Best Qualities

This historic community has its own vibe and attitude. It is absolutely laid back, beachy, historic and quaint. With the age of the town, the narrow roads, tight lots, and a mix of commercial, residential, and businesses everywhere, you come to Anna Maria to experience the quirky village and all its visitors. Many of the structures are on tiny lots with little land or privacy to offer. It is nothing like the other keys which is what makes it so special.

Housing Features

This area is steeped in history and you will see many many old cottages and homes. The most notable things is the types of buildings you will not find here. To preserve its history, there are no modern high rise building. You will be hard pressed to find any structure over 3 stories, and most of the homes are small cottages. The lots are generally smaller, on average,, so you will mostly see renovated cottages, seaside stacked homes, and some larger builds in premium waterside locations.

Investing

The island is ideal for investing, though by no mean the cheapest option. Operational and maintenance costs are higher and just like every area of southwest Florida, prices keep climbing. But if you love Anna Maria Island, perhaps you want to visit here 1-6 months per year and rent it our the rest. Or you might want it to be a 100% income property. Both are very doable here with the right budget.

As with any investment property, the more money you put down, the better your return and cash flow will be. You need to look at your total capital investment (including repairs and renos) and multiply that by 0.9 (as a rough start, we work you through the process). This is how much revenue that property needs to generate annually. We review comparable units to verify. Does this number cover your loan and operating costs?
