Greenbrook Village is an established neighbourhood within Lakewood Ranch, built from 2002-2013. Just south of State Road 70, the village is split in half by Lorraine Road running north/south. This small village consists of almost 2000 homes, on quiet winding streets and mature landscaping. . Amenities Include Greenbrook Adventure Park, with 2 dog parks, trails, sports fields, basketball courts, Volleyball Courts, Playground, and skate parks. Like most neighbourhoods in Lakewood Ranch, it is not very walkable to amenities. The Premier Sports Campus, Grocery stores and small shops are all on the north side of State Road 70.
Best Qualities
The greatest appeal of Greenbrook is the Low HOA fees. This is because lawn maintenance is the owner's responsibility, and there is no resort style community centre within this village. Most of the homes are nestled around drainage ponds, which offer serene nature views from the backyard. Greenbrook is not a gated community, which is very appealing to some people who do not want to deal with passcodes for contractors and visitors.

The village is divided up into several sub-sections, each with its own names such as Terrace, Walk, Chase, etc. Most of the community consists of modest homes ranging from 1400-2300 square feet, with a select few areas like The Preserve, boasting larger homes with more upgraded features. The homes are well kept due to the Home Owners Associate (HOA) rules and regulations. Overall, the entire neighbourhood is safe, quiet, and well kept. The age of the homes make them due for cosmetic updates, and you will see home ranging in interior design styles.
