Every client we have is unique, with their own communication style, viewpoint, goals and preferences. We need to know who you are and how to communicate with you in a way that accounts for your individual needs. We need to build trust by being systemized, transparent and forthright with you, so that you can value our expertise to make the best decisions for your sale. 

Ideally, you hire us 1-2 months before you need to be listed on market. This gives us time to give you the best advice about home preparation from the very beginning. This includes seeing what the relative price of your home is in the current market. We then look at market activity and where we see the market going by the time you plan to list your home. We then can decide what pre-listing home preparation activities are worth doing based on all of this information. This is not the time to determine the actual list price for your home; this must be done the week you are ready to put your home on the market. 

Based on our research from step two, we will determine the ideal home preparation activities for your home. You are always in charge and you will decide what you will do based on time, budget, ability and desire. Depending on which listing package you chose, we offer varying levels of services to help you get your home ready. Even in the strongest of sellers markets, we have found that those who even do a minimal amount to prepare their home for sale (declutter, minor repairs, paint) do exponentially better than those who list their home as-is. We are here to support you in any way we can so that you are confident about your home and your sale!

This has often surprised our clients before they hired us, but we do not pick the price of your home, you do. Our job is do the thorough research and comparisons that only a seasoned expert can do, and then present you with concrete data. We will never just say, well the neighbour sold for this amount two months ago so we can add x% to that (RED FLAG!!!) Our work includes doing the research to verify what is and what isn’t a comparable home to yours in terms of lot, size, location and condition. We also need to be able to put that data into context for you based on market conditions. We explain pricing strategies, and the likely outcome of each, given the current market. Our job is to educate and advise, so that you are completely confident in the list price of your home.  The right pricing strategy is the #1 factor in getting you the most successful sale. 

This is by far the busiest and most chaotic part of the process – and it is why we lean hard on processes and procedures to ensure you get maximum exposure during these critical first few weeks. In this modern age, where all listings can be found online, and most consumers spend 3-7 hrs a day on their phones, its critical to understand that online is the #1 place where you find buyers. The Gulf Coast is special because this area also attracts buyers from around the country and even internationally. Our researched marketing plan will be executed to reach the most possible buyers for your home, wherever they may be. During the first days-weeks of your listings, we will be in daily communication with you, to review advertising reach, agent activity, showing, questions, concerns, and to make any adjustments needed.

In a hot sellers market, you might receive offers in days, not weeks. But no matter the market, part of our proven process is to schedule regular communication with you to address any potential issues or worries. If the market is not responding to the price, we need to address this. You don’t hire us to ignore you, you hire us to have the real conversations that will get your home sold.
